How reservations work

Join the line — now.
Pick the suite you want and add your name. You'll see exactly where you stand: #1, #2, #3. It's free, there's no commitment, and you can line up for as many as three suites.

We work each suite's line in order. A leasing agent calls the first person in line, answers every question, and walks them through the application.

You have 24 hours on that suite.
Once we've spoken, the suite is held for you for 24 hours while you decide and complete your application. Reserve it with $500 — which goes toward your first month's rent, and comes back in full if you don't sign. If you pass, the suite goes to the next person in line.

And if someone beats you to it, you still get a suite.
Anyone who reaches the front of a line and misses out gets 48 hours to claim any other available suite in the building at its listed price. Show up in the line early and you will get a home here — just maybe not the exact one you first pictured.

Tours & reserving
- When can I move in?
- First move-ins are September 1. Reservations open August 1 at 9:00 a.m. — join the interest list and we'll email you before they do.
- How do tours work?
- Seven days a week. Send the form and we'll offer times within one business day. Out of town? We do live video tours — walk the suite from your phone.
- How do I reserve a suite?
- From August 1: pick your exact suite on the floor plan, submit your application, and place your deposit — the suite is held for you while we confirm.
Leases, rent & applying
- What are the lease terms?
- Twelve-month leases on Ontario's standard form of lease. After the first year, your tenancy continues automatically month-to-month — no forced renewals, no surprise changes.
- What if I move in mid-month?
- Rent is due on the first of each month. Move in mid-month and your first partial month is simply prorated by the day — for example, move in September 15 and you pay 16 days of September rent at move-in, then regular rent starting October 1.
- What's included in the rent?
- Heat, hydro, and water — every lease, every suite — plus full use of the fitness studio, lounge, and theatre. One number, no surprises. The building is fibre-ready; internet provider and pricing will be confirmed before September move-ins.
- What do I need to apply?
- Government-issued ID, proof of income (recent pay stubs or an employment letter), consent to a credit check, and references. Students and newcomers without Canadian credit history: a guarantor or co-signer works.
- Is there a deposit?
- A rent deposit equal to one month's rent, which is applied to the last month of your lease — the Ontario standard.
- Do I need tenant insurance?
- Yes — proof of tenant insurance before move-in. It's inexpensive (typically $20–30/month) and protects your belongings.
Living here
- Can I have a pet?
- Yes — pets are welcome at The Horton. We just ask that they're well cared for and good neighbours. Assistance animals are always welcome, everywhere in the building.
- Is the building smoke-free?
- Yes — The Horton is a smoke-free building.
- Is parking available?
- Parking is $75/month — 35 on-site stalls for 120 suites, well-lit and at your door, claimed with your suite, and visitor parking is available for your guests. The dedicated bike room is $30/month, and in-building storage lockers are $50/month in very limited numbers — ask the leasing team.
- Can I rent furnished?
- Any suite can be a Furnished Suite for +$225/month: bed, table, chairs, TV, lamps, and essentials. Arrive with a suitcase.
- How do I get into the building?
- Smartphone entry — controlled, keyless access from your phone. The building is monitored, with modern building tech working quietly in the background.
- Where's the laundry?
- Modern machines on the lower level, with app-visible availability coming.
- What are the Lower-Level suites like?
- Our biggest suites at our smallest price — 369 to 386 square feet, renovated to the same standard as every suite upstairs, steps from the laundry, bike room, and fitness studio. The best way to judge one is to stand in it: book a tour.
